Each week I scour the MLS for Eastside properties that show distress or seller motivation and make the best targets for getting a house at a good discount.  I run a variety of searches and combine the results into a single list.  Many of the search criteria are available only to agents.  Some of my favorite searches: lowest price per square foot, estates sales, commissions below normal (buyer agents may avoid), bedroom or square footage fields left blank, status changes (price drops, back on market), “TLC” mentioned in the marketing remarks – a code word for “fixer upper”, and many more.
